Considering a purchase +2017. Suggestions, please?!

Located a 2018 Grand Touring. Black exterior with the tan interior. One owner, no accidents. It's local to me, which is very nice. 70,000 miles and they are asking $20,900. I'm going to see it tomorrow. I think the price is a bit high; I suspect/hope they did that assuming someone would negotiate with them. I see it around $19,500 based on what I see on cars.com. It's still hard to 'stomach' that much $ for a 5 year old vehicle with 70,000 miles. But, I can't control the market.
At what mileage did you all start having to replace suspension bits? No timing belt, but what about the water pump and tensioner? I will have the car about 5 months before I really need it, so I plan to do some maintenance work on it so it goes a long while before I have to touch it again. It's always a pain to repair something when they really need it. I'd rather do it now, even if it's early, so I don't have to do it in a time crunch.
Thanks!

The high price of decent used cars is exactly what drove me to buy new. I was looking initially at sub-$5k and everything was old junk with 300k miles. I kept edging up in price until I got to $20k for a 5 year old car with 70-100k miles. At that price I figured it was better just to spend an extra $10k and get a new one, ending up with a 2023 CX-5 base model. Even the base model is surprisingly well equipped to my mind (and I much prefer the manual a/c that is only available on the base model). Used cars are not my friend, certainly not at today’s prices.

Only really needs to be checked on a Mazda with 70,000 miles
is transmission service. That's assuming a T filter hasn't been changed.
this is an insurance type service. you don't know the driving habits of original
owner, or for that matter, your daughter.
