From what is being reported by folks on the Miata forum, if you've had a previous 3 year subscription that has expired, your only option for updates on the Mazda Nav system is to buy the offered single map update for $85 or a 3-year subscription for $135 from Mazda directly. If you buy a new Nav SD card for your system (eBay/Amazon, whatever), expecting that you'll now be able to get three free/included updates, you're going to be very disappointed. That new card will not update. It's all about the car's VIN. The Mazda system knows what you're up to and it will not allow it to happen.
On the other hand, if your Mazda never had Nav (like my MX-5) and you buy a Nav card (Amazon in my case), that card can be updated 3 times in the 3 year period.

It is $85 for a single update, $135 for the 3-year subscription. I will continue to use my current map data which was updated September 2020 and after a while switch to Google-maps only.

I tried updating my map using toolbox 2021 CX-5 its currently on November 2020 map, it says no updates available as if its the latest. Why can I not update to Feb 2021? It says my subscription expires 2024.

is it a real card from a dealer or fake version from eBay/Amazon etc. I have the same issue with the latter

Mine's from eBay, however, I am not sure what you mean by "fake"? It is OEM from a car that was never activated. Otherwise, I wouldn't have the system showing the card expires in 2024 within the Toolbox. I may be wrong, but that is the information I have showing. What day does yours show as expiring?

I just think there must be code to know that it is a copy And not authentically sold by Mazda

Might be that the Nov 2020 and Feb 2021 versions are identical, since before the Feb 2021 update appeared on the Mazda Toolbox, the previous update was Sep 2020. I never saw a Nov 2020 update on the Mazda Toolbox.
