I recently purchased a M5 for my lovely bride (White touring w/Nav). Downsized from a Trailblazer and saved $100 / month on gas alone (Getting ~28-30mpg).

We want to update the Nav. software since our area has grown considerably in last year and current software is dated 2005. How do we get an update, and is it available yearly?

I'm not exactly sure how those nav systems work. But from what information i have heard about some nav systems are that they automatically update themselves. You can contact your service dept at a mazda dealership and they can easily tell you if that is what happens or not. If not, they may be able to update it for you. But i'm just thinking they update themselves every now and then.

It would be nice and cheap if the NAV updated itself, but this is a milking cow for the $tealer and the maker of the map DVD. Navteq provides the map for most cars in the USA (from Audi to VW included) last I know for a map dvd update is 2005 for the Mazda RX8 and Mazda 3, for example the BMW nav gets updated twice a year with the most recent update 2007-1 @ $ 199.00 plus S+H, so either the relation went bad between Mazda and navteq since 2005, or Mazda is trying to save and make more money by keeping the sale of map updates exclusive to the $tealer. Check the site www.navteq.com and click store, or check with your local $tealership.
